The average apartment sale price reached zł469,900, up 2.2% month on month and 6.1% year on year, while the average rent rose to zł2,350, also up 2.2% on the month and 17.5% over the year.

That gap matters because the average price per square metre stands at zł7,793, only 1.8% above last year and slightly down 0.5% from May. In other words, the headline value of apartments keeps climbing, yet the underlying pricing pace is more restrained than rent growth. For investors watching yield, the current 6.66% suggests Bolesławiec still offers a workable income profile, but June’s numbers also show that tighter pricing can quickly narrow room for further gains.
