Rental Yield Overview

Poland’s apartments market recorded an average gross rental yield of 6.4% in June 2026. The median purchase price was 594,120 zł and the median monthly rent was 2,800 zł, with city yields ranging from 5.0% in Kraków and Katowice to 6.2% in Łódź, Szczecin and Bydgoszcz. Apartment bands in Warszawa, Kraków, Wrocław and Gdańsk show the widest yield spread at the larger sizes.

The apartment yield breakdown pairs median purchase price, median monthly rent and annual gross rental yield across the main bedroom bands. In Warszawa, Kraków, Wrocław and Gdańsk, smaller apartments tend to sit closer to the middle of the yield range, while 3-bedroom and 4+ bedroom apartments reach the higher yields in several markets.

Over the 1-year period from July 2025 to June 2026, apartment gross rental yield moved from 7.0% to 6.4%. The series stayed at 7.0% in July to September 2025, then eased through late 2025 and early 2026 before settling at 6.4% in April, May and June 2026.

Average Yields by Market

Average apartment gross rental yields range from 5.0% in Kraków and Katowice to 6.2% in Łódź, Szczecin and Bydgoszcz, with Warszawa at 5.8% and Gdynia and Lublin near 6.0% or above.

Cities and Areas Compared

Selected city markets provide a clear cross-section of apartment yield conditions across Poland, from Warszawa and Kraków to Wrocław, Gdańsk and Łódź. They also include higher-yielding markets such as Szczecin, Bydgoszcz and Lublin, alongside Gdynia, Poznań, Katowice and Rzeszów.

Apartment median monthly rent and apartment median purchase price are used to calculate gross rental yield.

Values are based on asking rent and listing price inputs. Net yields may be lower after taxes, repairs, management, vacancy, financing, and other ownership costs.
