The average sale price for apartments stands at €265,000, unchanged from the previous month, while the average price per square metre is also steady at €2,410. Year on year, however, the sale side is still higher by 10.4%, which shows that recent gains have not fully unwound.

On the income side, the average rent price is €1,000 and has eased 2.4% month over month, even though it is flat year over year. That leaves the estimated yield at 6.0%, a level that still works for many investors but sits against a backdrop of firmer purchase prices. In other words, Prato is offering stability in capital values, yet the monthly rent adjustment suggests that return pressure is worth watching closely as summer closes.
