The average sale price reached 588,000 zł, up 1.5% month on month and 15.6% year on year, while the average price per square metre stood at 9,980 zł, even after easing 1.8% over the month.

That combination points to a market where headline values remain firm, yet the monthly direction is not perfectly aligned across measures. The average rent price climbed to 2,600 zł, up 9.5% from the previous month, but it is still 1.0% below a year ago. For investors, the result is a 6.44% yield that sits between stronger capital appreciation and short-term rental pressure, making September a month to watch rather than a month of easy gains.
