The average sale price slipped to 469,880 zł, with the average square meter price down 3.1% month over month to 9,200 zł. That pullback matters because it came alongside a 2.8% increase year over year in sale prices, suggesting a market that is still firmer than the latest monthly move implies.

The rental side moved in the opposite direction. Average rent climbed to 2,450 zł, up 8.9% from the previous month and 6.5% above last year. Against that backdrop, the apartment yield stands at 6.08%, which points to a market where income support remains present, but pricing and rent trends are not moving in lockstep. For investors watching monthly entry points, Tychy currently offers a narrower gap between softer purchase prices and stronger rental growth, a combination that can reshape near-term return expectations.
