The average sale price fell to 309,680 zł, down 3.2% month on month, and the average price per square metre moved to 6,070 zł, down 3.1%. At the same time, the average rent stayed at 1,700 zł, leaving the monthly income side unchanged for now.

That combination keeps the yield at 8.32%, which is still attractive in absolute terms, but it also shows how dependent the investment case is on purchase pricing. Even with sale prices up 2.2% year on year and the average m2 price up 2.4%, rents are down 5.6% over the same period, so the revenue backdrop has not strengthened at the same pace as capital values. For investors tracking Zabrze, the message this month is clear: cheaper entry prices have improved the spread, but the rental figure has not yet provided a matching lift to tighten the economics further.
