Rents softened too, with the average apartment rent at €750, down 1.3% month on month.

Even with that short-term cooling, the yearly picture remains firmer. The average sale price is up 4.0% year on year, and the average €/m² is also up 4.0%, while rent is flat compared with August 2025. That combination leaves a notable tension in place: capital values have advanced over the year, but monthly income levels have not followed the same pace. For investors, the current yield of 7.18% reflects that balance, offering a useful snapshot of returns in a market where recent price easing has not erased the broader annual gain.
