August 2026 brings the clearest signal yet: prices are still moving higher, but rental growth is not keeping pace. The average apartment sale price has climbed to €395,000, up 3.9% on the month and 9.7% over the year, while the average price per square metre has reached €4,250, also up 0.6% month on month and 2.6% year on year. This points to a market where owners are asking more, even as income growth remains more restrained.

That tension is reflected in the current gross yield of 5.59%. It remains a workable return, but the latest rise in values suggests investors are paying more for each unit of income than they were a year ago. By contrast, the average rent price has edged to €1,280, rising 6.3% over the month yet still sitting 1.9% below last year. In other words, August shows an asset market that continues to reprice upward, while rental income is only partially catching up.
