July 2026 brought the clearest signal from rents, which fell sharply and changed the investment equation more than sale prices did. The average apartment rent is now €700, down 9.7% month on month and 30.0% year on year, while the average sale price edged up 1.6% to €125,000. That combination keeps the headline yield at 7.73%, but it also shows that income assumptions have become more demanding to sustain.

Pricing per square metre is moving in a different direction. At €1,320, the average apartment m² price is up 1.6% from the previous month and 2.8% higher than a year earlier, even as the average sale price remains below last year’s level by 2.3%. The result is a market with firmer asset values and weaker rental support, a tension that investors will likely read as a call for more careful underwriting rather than a broad re-rating.
