At the same time, the average rent price was zł2,525, falling 6.5% over the month yet still 7.4% higher year on year.

That split matters because it leaves investor economics feeling tighter even as headline pricing softens in places. The average price per m2 reached zł11,604, up 3.9% month on month and 10.0% year on year, which suggests the cost of securing space is still drifting upward. Against that backdrop, the current yield of 5.86% reads as workable, but not carefree: Legionowo’s apartment market is moving with a mix of short-term price relief and longer-term cost pressure, and May’s numbers show both forces at once.
