The monthly changes underline that pattern. The average sale price edged up 0.6% in July, and the average m2 price also rose 0.6% to €2,490, extending a strong annual run. Over the past 12 months, sale prices are up 17.1% and the price per m2 has advanced 21.4%, while rent has increased a more modest 7.7%. In practical terms, Vera’s apartment market is still moving upward, but the pace of rent growth has not kept up with the rise in values, leaving yields comparatively restrained for a market that has re-priced so quickly.
