September 2026 points to a tighter pricing picture for apartments in Telde: values are still edging higher, but rental movement is softer. The average sale price now stands at €187,000, after a modest monthly rise of 0.3% and a much stronger year-on-year increase of 13.3%. That annual pace shows that pricing has re-rated meaningfully over the past 12 months.

The rent side is not keeping up in the same way. Average monthly rent is €900, down 4.3% from the previous month, even though it remains 5.9% above last year’s level. Meanwhile, the average price per square metre is €2,230, up 0.3% month on month and 17.4% year on year. Against that backdrop, the gross yield of 6.2% suggests investor returns are still present, but the gap between rising asset values and softer monthly rent growth is the key tension to watch.
