Against that, the average rent price slipped to €790, down 2.0% month on month, which narrows the income side of the equation for investors.

That tension is also visible over a longer horizon. On a yearly basis, the average sale price was broadly flat, down just 0.4%, while average rents fell 6.6% and the average price per square metre declined 6.8%. Even with a 4.49% yield, the current figures suggest a market where purchase costs have edged up in the short term, but rental growth has not kept pace, making income calculations more conservative than the monthly price rise alone might imply.
